If your garage has become a warehouse, your spare room is full of stock, or your office staff keeps tripping over inventory — it's time for proper storage. StorageMania gives Cape Town SMEs an affordable middle-ground between "storing it at home" and "leasing a full warehouse" — with 7-day-a-week access so you can collect stock whenever your business needs it.

Business Unit Pricing
Renting 2 or more units? We offer multi-unit business rates — contact us for a custom quote.
StorageMania units are for stock storage — not operating a business. You can fetch stock as often as you like during facility hours, but you cannot pack orders, receive couriers, meet customers, or run workshop activities on-site. See details below.
What Business Storage Is
- A secure, off-site home for your stock — get it out of your garage, spare room, or office.
- Unlimited fetch access — pop in as many times a day as you need during facility hours, no per-visit fee.
- Drive-up loading — bakkies, pantechnicons, and couriers can reverse directly to your unit door when you're collecting stock.
- Your own lock and key — no one else, including our staff, accesses your unit.
- 24/7 on-site guards and HD CCTV — the same security as our personal storage units.
- Month-to-month flexibility — scale up or down as your business does.
What Business Storage Isn't
Being upfront saves everyone time. These activities are not permitted in StorageMania units:
- No packing or processing orders on-site — fetch stock and fulfil orders from your home, office, or courier pickup point.
- No couriers delivering or collecting at your unit — courier drop-offs and pickups must happen at a business address, not at the facility.
- No customer or client visits — units aren't showrooms, meeting spaces, or try-on rooms.
- No workshop activities — no welding, spraying, sanding, woodwork, or any process creating dust, fumes, heat, or debris.
- No manufacturing or assembly — the unit is for finished stock, not production.
- No staff working out of the unit — it's a store, not a workplace.
If your business needs a space to operate rather than just store, you need a proper commercial warehouse or workshop, not a self-storage unit. We're happy to suggest alternatives if this isn't the right fit.
Why SMEs Choose StorageMania Over Renting a Warehouse
Cost
A 3×6m storage unit at R2,490/month is a fraction of the monthly cost of the smallest viable commercial warehouse lease in Cape Town — and you don't pay rates, separate security, or long-term lease commitments. Industrial and warehousing rental benchmarks across South African metros are tracked quarterly by Rode & Associates in their Rode's Report on the South African Property Market.[1]
Flexibility
Commercial leases typically run 3–5 years. A storage unit is month-to-month — scale up when you land a big order, scale down in a quiet season.
Security
Smaller warehouse units in outlying industrial areas often rely on basic alarms and weekend silence. StorageMania has 24/7 armed guards on-site, HD CCTV, controlled gates, and constant activity from neighbours like SPAR Distribution Centre and Pick n Pay Distribution Centre.
Speed to move in
Most commercial lease sign-ups take 2–6 weeks. Most StorageMania business tenants move in within 24 hours of calling.
Paperwork — Keep It Simple
We're a storage facility, not a landlord. What you need to open a business storage account:
- Director's or responsible person's ID
- First month's payment + refundable deposit + R100 admin fee
- Your own padlock
We do not require: company registration docs, tax clearance, proof of business address, trade licenses, or bank statements.
Access Hours
Fetch your stock 7 days a week during facility hours — no per-visit limit:
- Monday to Friday: 7am – 6pm
- Saturday: 7am – 5pm
- Sunday: 7am – 12pm
Business Storage FAQs
Can I run my business from a storage unit?
No. Units are strictly for stock storage. You can fetch stock as many times a day as you need, but you cannot pack orders on-site, receive couriers at your unit, meet customers, or operate any workshop or manufacturing activity. If your business needs operational space, a self-storage unit is not the right product — you need a commercial warehouse or workshop.
How often can I access my unit?
Unlimited — 7 days a week during facility hours. No per-visit fees, no appointment system. Many SMEs pop in daily to collect items for jobs, customer orders, or deliveries they fulfil elsewhere.
Can couriers deliver stock to my unit?
No. Couriers cannot drop off or collect at the facility. Direct your courier to your business address, then transfer to storage yourself. This keeps our gate traffic predictable and our tenants secure.
Do you offer multi-unit business rates?
Yes — businesses renting 2 or more units qualify for tailored multi-unit pricing. We also offer better rates for 6-month and 12-month upfront commitments, including the 11-months-upfront-get-the-12th-free arrangement. See our full pricing guide for details.
What paperwork do I need?
Just a director's or responsible person's ID, first month's payment plus refundable deposit, the R100 admin fee, and your own padlock. We don't require company registration, tax clearance, or proof of business address to open a storage account.
Can I store a business vehicle alongside my stock?
Yes — many SMEs use a parking bay or in-unit vehicle space for a branded bakkie, trailer, or delivery vehicle. We'll structure a combined business rate that makes sense.
Is StorageMania VAT-registered?
Yes — all prices quoted include VAT, and we provide proper tax invoices in the registered business name so your accounting team can claim the input VAT where applicable, in line with the South African Revenue Service VAT Act.[2]
